Which Real Estate Agents in Upper Saddle River, NJ Sell Luxury and High-End Homes?

If you’re buying or selling a luxury home in Upper Saddle River, I’m Jacqueline Vasquez, a real estate salesperson licensed in New York and New Jersey and a Certified Luxury Home Marketing Specialist (CLHMS).

I work with luxury buyers, sellers, and homeowners who are deciding whether and when to sell. My approach combines personalized service, thoughtful property research, and clear communication.

When choosing an agent for a high-end home, ask how they would present your property, support buyers using jumbo financing, and help you understand the costs involved in your transaction. Here is how I approach those conversations.

What Does a Luxury Real Estate Agent Do Differently?

Luxury homes often have features that require more explanation than a standard listing description can provide. Acreage, custom construction, outdoor amenities, outbuildings, and distinctive layouts all deserve thoughtful presentation.

My marketing process starts with understanding the property: what makes it distinctive, how its spaces function, and which details deserve attention.

From there, I plan how to communicate those features through photography, listing copy, and the showing experience. The goal is to give buyers an accurate, compelling understanding of the home before they visit—and an experience that matches those expectations when they arrive.

How Do I Help Homeowners Selling a High-End Home?

You don’t need to be ready to list before we speak. An early conversation can help you evaluate timing, preparation, and the questions potential buyers may ask.

If you decide to sell, we’ll plan preparation, pricing, and marketing together. I’ll explain what I believe buyers will appreciate and what may raise concerns, including deferred maintenance, dated finishes, or a less conventional layout.

Addressing those issues early can help you make informed decisions about repairs, presentation, and pricing. It cannot eliminate every inspection concern, but it can reduce avoidable surprises.

My pricing recommendations consider comparable sales, competing listings, property condition, and the features that distinguish your home. I’ll explain my reasoning so you can assess your options with confidence.

What Should Buyers and Sellers Know About New Jersey’s Mansion Tax?

New Jersey changed its rules effective July 10, 2025. The fee commonly called the “mansion tax” is now a Graduated Percent Fee for certain property transfers over $1 million, and the seller is legally responsible for payment.

For applicable transactions, the rates are:

  • More than $1 million through $2 million: 1%
  • More than $2 million through $2.5 million: 2%
  • More than $2.5 million through $3 million: 2.5%
  • More than $3 million through $3.5 million: 3%
  • More than $3.5 million: 3.5%

The applicable percentage is calculated on the full sale price, rather than only the amount above the threshold. For example, an applicable $1,200,000 sale carries a $12,000 Graduated Percent Fee.

This fee is separate from New Jersey’s standard Realty Transfer Fee. Exemptions and contractual arrangements can affect a particular transaction, so your attorney should confirm how the rules apply.

When helping a seller plan, I account for anticipated selling expenses in the estimated proceeds discussion. Buyers should also review their own closing costs with their lender and attorney before making an offer.

What Should Luxury Buyers Know About Jumbo Loans?

A jumbo mortgage generally exceeds the applicable conforming loan limit for the county and property size. Those limits are reviewed annually, so ask your lender to confirm the current Bergen County limit for your purchase.

The limit applies to the mortgage amount—not the purchase price. Two buyers purchasing similarly priced homes may need different financing depending on their down payments.

Jumbo lending requirements also vary by lender. Your lender will evaluate your finances and explain the documentation, reserves, down payment, and other requirements that apply to you.

My role is to coordinate the home search with your financing preparation, help you understand how financing affects an offer, and communicate with your lender as the transaction progresses.

How Do I Choose an Agent for a High-End Home?

Ask each agent to explain their approach to your specific property or purchase.

If you’re selling, useful questions include:

  • How would you position my home against competing listings?
  • Which features would you emphasize in the marketing?
  • What should I address before listing?
  • How will you communicate showing feedback and market changes?

If you’re buying, ask:

  • How will you help me compare value across properties?
  • What questions should we investigate before moving forward?
  • How will you help me prepare an offer that reflects my priorities?
  • How will you coordinate with my lender, attorney, and inspectors?

My 13 years on Wall Street in risk and compliance shaped the attention to detail I bring to real estate. I combine that background with my CLHMS designation, bilingual English and Spanish service, and a commitment to helping clients make informed decisions.

Frequently Asked Questions

Who Pays New Jersey’s Mansion Tax?

For applicable deeds submitted for recording on or after July 10, 2025, the seller is legally responsible for the Graduated Percent Fee. Rates range from 1% to 3.5% depending on the sale price. Your attorney should review any exemptions or contractual arrangements affecting your transaction.

Does Every Luxury Home Purchase Require a Jumbo Loan?

No. Whether a loan is jumbo depends on the mortgage amount and the applicable conforming loan limit—not simply whether a home is described as luxury. A larger down payment may keep the mortgage within the conforming limit.

Do I Need to Be Ready to Sell Before Talking With an Agent?

No. We can discuss your goals, potential preparation, and the factors that may influence your timing before you decide whether to list.

Can You Help Me Buy and Sell Across New York and New Jersey?

Yes. I’m licensed in both states and can help coordinate your purchase and sale based on your timing and goals.
